If you\u2019re reading this now, perhaps you didn\u2019t think of it either.\nBut yes, if you become a licensed real estate agent, you will most certainly\nboost your investing career.<\/p>\n\n\n\n How\ncan it help?<\/p>\n\n\n\n When\nyou\u2019re a licensed real estate agent, you get the privilege of accessing\nproperties only available on the MLS (Multiple Listing Service). This will help\nyou get big commissions while increasing your network of professional contacts.\nThis is always a good thing to have though you need to be sure you can handle\nthis as opposed to merely hiring an agent yourself to do these things. <\/p>\n\n\n\n But\nremember, that nothing that\u2019s worth having is easy to obtain so if you want to\nbe a great investor, become a licensed real estate agent. There are\nexceptions for property managers though. Basically, according to section 10130,\nonly a person with a real estate license can solicit tenants, negotiate leases,\nor collect the rent.<\/p>\n\n\n\n What\nthat means is if you owned the property and hired a property manager, that\nperson needs a real estate license. A property manager without one is pretty\nuseless because if you hire one without licensing then they can\u2019t conduct\nleasing or collect the rent. That\u2019s not exactly beneficial to you now is it?<\/p>\n\n\n\n Off-site\npeople that perform particular activities with these apartments don\u2019t need\nlicenses either if they\u2019re employed by a licensed property manager. That means\nthey can show the rentals to potential tenants, handle the rental applications,\ntake deposits, collect fees and rent, and give information about the property.\nBasically, that includes most property management duties but the difference is\nthat you need a licensed broker or salesperson that\u2019s in charge of everything. <\/p>\n\n\n\n What\nwould be most ideal? Having your own real estate license. Keep reading and I\u2019ll\ntell you what those are!<\/p>\n\n\n\n There\nreally are so many things to gain by taking the time to get your own real\nestate license. You\u2019ll earn your own commissions and make quite a bit of money,\nand isn\u2019t that your goal?<\/p>\n\n\n\n Here\nare the benefits you\u2019ll get from getting your real estate license.<\/p>\n\n\n\n One\nof the best things about becoming a real estate agent is that you\u2019ll get to see\nthat Multiple Listing Service. That\u2019s what all agents use to see what is\navailable on the market. As an investor, you can pursue those without any\nmiddleman and negotiate your own deals at the best rates.<\/p>\n\n\n\n A\nfriend of mine has done this for years. After having her children, she still\nkept her real estate license current and shows homes. But she also uses it as a\nway to make deals and doesn\u2019t have to be present full-time to make them happen.\nWhat she did was incredibly smart. I\u2019ll explain in a moment. <\/p>\n\n\n\n Yes,\nreal estate agents only make commissions. So, until they make a sale, they get\nnothing. But those commissions can really add up. In the meantime, as an\ninvestor, you\u2019ve likely got other income coming in and are budgeting for\nvariable income anyway. This would be no different. <\/p>\n\n\n\n Sure,\nit\u2019s risky but so is investing and something tells me that if you\u2019re here, you\nthrive on that risk. You know that it pays off. It truly does because those\ncommission-based jobs have unlimited earning potential. When you work for\nsomeone else, even if you climb the corporate ladder and draw a hefty salary,\nyou\u2019re still 1) working for someone else and 2) limited in terms of growth of\nincome. That doesn\u2019t happen in real estate. <\/p>\n\n\n\n There\nare some real estate agents that bring in millions a year. It\u2019s not luck\nthough. These people work hard to make those sales. It takes great effort but\nit is worth it to get the kind of income you deserve.<\/p>\n\n\n\n Realistically,\nyou have the potential to make much more money as a real estate agent. You get\ncommissions paid by those selling the property which are negotiable by law.\nSome agents will make 2.5% of the purchase price on the contract and offer the same\nto the agent for the buyer though it will vary. <\/p>\n\n\n\n Let\u2019s\ndo an example to help illustrate this point. Say you sell a home that goes for\n$300,000. And let\u2019s use that 2.5% rate. That\u2019s $7,500. Then you have the\nbrokerage split which is how brokers make their money to use the brand name and\noffices. For newer agents, you generally have to fork over a bit more because\nyou need more training. Generally, you might have to give a 70\/30 split to the\nbrokerage firm which would still give you $5,250. And that\u2019s just for selling\none house.<\/p>\n\n\n\n What\nif you sold one $300,000 house per month? See where I\u2019m going with this?<\/p>\n\n\n\n You\u2019ll\nwant to sell as many properties as you can as quickly as you can. Don\u2019t forget\nthe escrows are usually 30 days and if you\u2019re representing the buyer, you will\nhave to shuttle them around to see properties. You\u2019ll be putting in a lot of\ntime to make the sale, but once you get into a grind with it, you\u2019ll start\nfinding it faster and easier to do. <\/p>\n\n\n\n Good\nnews if you hate having to turn up to a job between the hours of 9 and 5. Real\nestate agents get to work the hours that work for them. If you like socializing\nand networking, being a real estate agent is perfect for you. Investors\ngenerally do well at this because networking and cultivating relationships\ncomes so easily for them. Imagine just showing up to a few key events such as open\nhouses and finding new clients to work with. <\/p>\n\n\n\n You\u2019ll need to show properties when the clients are ready to see them and you won\u2019t be confined to a desk all day. Having the quote-on-quote, freedom to set your own schedule is a beautiful thing!<\/p>\n\n\n\n When\nyou\u2019re first starting out into real estate, going in part-time is one of the\nsmartest ways to do it. This is because you have to build a list of clients. So\nit helps to be doing something else and making the transition into a full-time\nreal estate agent. Or even just keeping it on the side while you run your other\ninvestments. <\/p>\n\n\n\n Keep\nin mind that most people don\u2019t get their real estate license and then sell\ntheir first house the next day. It will take time to turn a profit, but once\nyou do, you\u2019re going to continue to have success and make lots of money.<\/p>\n\n\n\n It\u2019s\na great job to have if you have children too. My friend I mentioned above (her\nname is Jill) was a full-time real estate agent before getting married and\nhaving kids. She has always kept her license current because she loved doing\nit. Jill is by nature a very outgoing person. People gravitate toward her. Last\nweek, she called me to tell me she sold a house to the parents of a boy that is\nin her son\u2019s class. It just fell into her lap. <\/p>\n\n\n\n With\nthe part-time and flexibility of being a real estate agent, you can work at\nhome and get everything in order there. Now that both of Jill\u2019s kids are at\nschool all day, she tends to do showings while they\u2019re in school. In the\nsummer, she will send them to camp so she can do what she needs to do. When\nthey were younger, she\u2019d wait until her husband came home or hire a sitter so\nshe could take clients to showings. <\/p>\n\n\n\n Jill does it for the thrill of helping people and making more money a month even working part-time for herself (and devoting the rest of her time to the PTA). However, plenty of other people do it so they can buy and sell their own properties. Here\u2019s why!<\/p>\n\n\n\n Why\nwould you want to get into real estate as an investor? Because you are your own\nagent with all the control now when you buy properties. When you sell your own\nhomes and properties, you have the ultimate control. You set the bottom line\nsale price. You set the payment terms. You call the shots. And you work\ndirectly with the lender, inspectors, appraisers, closing lawyers, and escrow\ncompany. <\/p>\n\n\n\n As\nan investor, you\u2019ve already got the business mind for such things so why not be\nthe one holding the reins the entire time?<\/p>\n\n\n\n Real\nestate agents are always invited to industry events. If you have a real estate\nlicense, you, as the investor, now get to attend them. This helps you grow your\nclient roster and make way for more earnings.<\/p>\n\n\n\n When\nyou get a real estate license, you increase your access to those tools and\nresources that you wouldn\u2019t normally get the chance to use. That real estate\nlicense is like taking the golden key to unlock the door to further income\npotential.<\/p>\n\n\n\n That\nreal estate license will instantly add more credibility to your profile. An\ninvestor with these credentials who not only talks the talk but also walks the\nwalk is more appealing to both buyers and sellers. <\/p>\n\n\n\n I\nthink the advantages of having a real estate license as an investor far\noutweigh any disadvantages, but what I do here is give you all the facts so you\ncan make the decision that fits you best. As great as getting your real estate\nlicense is, there are a few things you should consider.<\/p>\n\n\n\n Once\nyou get your real estate license, you can\u2019t just go and do those deals\nyourself. You have to earn your license by working with a broker. So you\u2019d need\nto work with a brokerage firm or a broker until you get your brokerage license.<\/p>\n\n\n\n When you get licensed, you must disclose to buyers and sellers that you\u2019re a real estate agent. You won\u2019t be permitted to take advantage of a situation. That means it could have a negative impact on your portfolio and business growth.<\/p>\n\n\n\n As\na real estate agent, people will ask you for kickbacks. Some will be of the\nlegal variety while others won\u2019t be. Expect both buyers and sellers to haggle\nwith your over your commission.<\/p>\n\n\n\n You\nprobably knew this going into it but getting your real estate license is a\npricey process. You first have to join courses that prepare you for the real\nestate exam. You have to pay a fee and join a bunch of organizations for your\nlicense too. Then once you do get that license, you have to work under a broker\nwhich takes up more than your money\u2026 it takes up time too.<\/p>\n\n\n\n And\nwhile you\u2019re working under a broker, you are still an independent contractor.\nTo put it another way, you could be part of one of the big brokerage firms like\nRE\/Max or Coldwell Banker. You get to put that on your card. But you buy those\ncards yourself and you\u2019re responsible for your own success. Don\u2019t forget that\nthose open house and sale signs are your financial responsibility. And if you\u2019re\nnot tech-savvy, you may want to hire someone to help you create a website. <\/p>\n\n\n\n You\nshould probably plan on $1,000 for the start-up expenses of advertising and\nthen you should be prepared to throw more money at it later on. There are also\nthe dues you have to pay to the board, membership fees for MLS, and annual real\nestate association fees that you need to pay. When starting out as a real\nestate agent, most people choose to work with buyers to get their feet wet\nrather than with sellers. House-hunting with hopefully families means you\u2019ll be\ninvesting a lot in your car and the gas to fuel it up as you drive them all\nover town.<\/p>\n\n\n\n While\nsome people will really find the unusual hours refreshing, others might not.\nPlus, you will get calls from people you don\u2019t know asking to meet you at\nproperties immediately! It can get tricky trying to manage your time. Many\nhouses are shown on weekends or in the evenings as most people work standard\nhours and have to wait until they\u2019re available to see the home. <\/p>\n\n\n\n Do\nknow that just because someone wants to see the house RIGHT NOW doesn\u2019t mean\nyou need to jump through hoops of fire though. You can set polite boundaries\nwith a professional message on your voicemail. Just be sure to be prompt with\nreplies.<\/p>\n\n\n\n My\nneighbors bought their home from their real estate agent because she was the\nfirst person to respond to their inquiry and she happened to be on her\nvacation. They were thrilled with her. While you set boundaries and this woman\ndid too, you will need to make exceptions for closings and negotiations so keep\nthis in mind while you enjoy waking up later and starting your day later.<\/p>\n\n\n\n As\nfor messages, keep yours professional and list the hours you keep. This way,\npotential clients know what to expect for when you\u2019ll return their calls. <\/p>\n\n\n\n If\nyou love sales and you love people, real estate should come easily to you. But\nboth buyers and sellers have their own personalities. Some will be dream\nclients while others will lie or accuse you of lying and it can get very\nstressful. You\u2019ll have those that allow you to take the reins and trust in you\nwhile others will hover over your every move. Because every personality is\ndifferent, you\u2019ll find yourself juggling clients that span this entire spectrum.<\/p>\n\n\n\n After\nyou get your license, you\u2019ll get even more paperwork. Any real estate agent\nwill tell you that they could spend at least two full days a week on their\npaperwork alone. If you like paperwork or have someone you can hire to sift\nthrough it, it won\u2019t really bother you. And even if you don\u2019t, if you\u2019re\ndriven, you\u2019ll jump over any hurdle to achieve your dream.<\/p>\n\n\n\n One\nadvantage that I listed above is the MLS. You get access to this by being a\nlicensed real estate agent. But you also must be a member of your local real\nestate board and pay the fees associated with it. You also need to be part of a\nbrokerage to get access to it. And that access is indeed worth getting plenty\nof information. However, there are real estate search engines you can use that\ndon\u2019t have the fees.<\/p>\n\n\n\n In\nmost states, you can proceed with a real estate transaction without a licensed\nagent. But when you don\u2019t have one (or aren\u2019t one yourself), the responsibility\nis all yours. That can be a bad thing. So when you get your real estate\nlicense, that changes everything for the better. <\/p>\n\n\n\n As\nI mentioned above with both benefits and disadvantages, this would be one huge\nbenefit for you. Having the title of \u2018licensed real estate agent\u2019 means you\nhave responsibilities but you also have a major advantage as an investor over\nthe other party in the deal at hand.<\/p>\n\n\n\n That\nresponsibility means you\u2019re subject to complaints with the state, or even\nlitigation in some cases too. But that shouldn\u2019t stop you. For when you invest\nin real estate, it aligns with high risk. And as an investor, you\u2019re used to\nrisk. Buyers and sellers both bring up litigation for both statutory and common\nlaw but you can mitigate this risk by investing into your career as a licensed\nreal estate agent. By following the rules, you\u2019ll avoid problems in this\nregard.<\/p>\n\n\n\n The\nother added benefit of going ahead and getting that real estate license is that\nyou\u2019ll be more educated about real estate. And the more educated you are about\nit, the less likely you are to encounter litigations and other hassles. Yes,\nyour responsibilities will swell but your risk really is no more than it\ncurrently is as an investor. Follow all legal procedures to a T and you\u2019ll find\nhaving a real estate license is one of the best things you can ever get to\nbolster your portfolio.<\/p>\n\n\n\n Of\ncourse, there\u2019s a bit more to getting your real estate license than simply\npaying fees, taking classes, passing tests, and working with a broker. There\nare certain requirements you must meet in order to be eligible. While they will\nvary slightly by state, keep reading and you\u2019ll find out what the general\nrequirements are. <\/p>\n\n\n\n By\nlaw in most states, you must be a legal adult, at least 18 years of age, to\nbecome a real estate agent. If you\u2019re just now 18, you may find the industry\ndominated with older, more experienced agents. Don\u2019t let it stop you though. It\ncan be tough competition but if you like a challenge, go for it. Your\nenthusiasm and energy coupled with eagerness can take you far and if you play\nyour cards right, you\u2019ll build a strong network of mentors that can help you\nbecome a huge success as a real estate agent. <\/p>\n\n\n\n Depending\non which state you reside in, you will most likely need to graduate from high\nschool in order to go for your real estate license. Some states don\u2019t even\nrequire you to finish your high school education to obtain your real estate\nlicense. Because each state has different requirements on this, it helps to know\nwhat is expected before getting your hopes dashed. Rarely is college or tech\nschool required beyond that, though again, check with your state.<\/p>\n\n\n\n Every\nstate has a pre-licensing education requirement you need to complete so that\nyou\u2019re permitted to take the exam. The hours required and the course curriculum\nare mandated by the real estate commission for your state. Any schools that\nprovide real estate pre-licensing education must meet the requirements for your\nstate. <\/p>\n\n\n\n As\nI mentioned before, it all varies by state. For example, in California, you\nmust take three real estate classes which total 135 hours at either a college\nor private real estate school. Texas requires 210 hours of pre-license\neducation. Both are among the strictest in the country for obtaining a real\nestate license. <\/p>\n\n\n\n There\nare also plenty of states that require you to finish a post-course exam,\nadministered by the school where you obtained your pre-licensing education. You\nneed to get a good score to qualify. <\/p>\n\n\n\n Some\nstates also mandate a requirement for a post-licensing education. Some call it\na first renewal. Regardless of what you want to call it, you may be required to\ncomplete this once you\u2019ve passed your real estate license exam. <\/p>\n\n\n\n It\u2019s\na class or even a series of classes that you have to finish to change the\nstanding on your license from probationary to full license. Florida,\nCalifornia, and Texas are among the states that require it but again, check in\nyour area so you know what you\u2019re facing on your path to becoming a real estate\nagent. <\/p>\n\n\n\n Then\nthe day will come when you\u2019re received your license. You\u2019ve met the\npost-licensing requirements. And now, you will be required to complete\nstate-approved real estate education. This is usually a designated number of\nhours over a specified amount of time.<\/p>\n\n\n\n It\nmakes sense that in any field, you should always be growing and learning. Real\nestate requires you to keep it current. In some states, it\u2019s annually. Other\nhave it as multi-year renewal periods. And even others will have renewal\ndeadlines that might begin on your birthday or the anniversary of when you got\nyour real estate license, like a driver\u2019s license. <\/p>\n\n\n\n You\u2019ll\nhave to see which requirements your state enacts and follow along with them.\nGenerally, you can find this out from the same place you take your real estate\ncourses. They should have plenty of literature about current statutes and\nrequirements in your state. <\/p>\n\n\n\n While every state varies on particulars, all of them require you to complete a real estate licensing exam administered by the state. You won\u2019t be able to get your real estate license without it. You should be well-versed in the laws of your own state, however, it will often include a national section.<\/p>\n\n\n\n This\nmeans you should be prepared to understand all facets of real estate for the\nUS. That\u2019s not to say that if you\u2019re living in California and becoming a real\nestate agent there that you would need to know very specific things in Idaho,\nbut you should make sure you\u2019re studying everything you need to so that you\nscore well. <\/p>\n\n\n\n Both\nthe national and state-specific sections of your exam are to see how well you\nunderstand real estate practices, terminology, and policies. Because states\nvary, the one thing that shouldn\u2019t is the basic knowledge of all realtors\nacross the country. You can go it alone and study up on what you need to but\nyou should take advantage of real estate exam prep courses. <\/p>\n\n\n\n Just\nlike college exam preparatory courses for SAT and ACT, there are courses that\ncan help you prepare for acing your real estate exam. They\u2019re usually not free\nthough so prepare to factor this cost into your investment into becoming a\nlicensed real estate agent. <\/p>\n\n\n\n Still,\nthese classes can help you review those important concepts from the\npre-licensing portion of obtaining your license. You can help cement this\ninformation into your brain and further your chances for success.<\/p>\n\n\n\n Once\nyou pass all the required testing and have your real estate license, you\u2019re not\nallowed to start out as a real estate agent just yet. You need to choose a\nbroker to work with. Brokers can help you with support to help you get going in\nyour real estate career. There are many advantages of this, and while it may\nseem like a hindrance, setting up with a notable brokerage can give you brand\nrecognition until your name becomes a coveted utterance in your specific\nlocation. <\/p>\n\n\n\n As\nevery state varies and it would be an absolute drag to list out every little\ndetail here, I\u2019ll spare you that. But if you\u2019re interested in furthering your\ninvestment portfolio by becoming a licensed real estate agent, you should\ndefinitely pursue it.<\/p>\n\n\n\n Most\nstates require a basic education of a high school diploma but not all of them\ndo. In Illinois, Maine, Nebraska, and New Jersey for example, a GED is also\naccepted. Several other states make this exception too. <\/p>\n\n\n\n You\nshould also know that having a clean criminal record is desired too. Most\nstates will run a background check on you. It would be disappointing to prepare for something\nand suddenly learn that more is required of you.<\/p>\n\n\n\n It\ntakes a lot of time and money to become a real estate agent, but it\u2019s a worthy\ninvestment for many people. If you like taking risks and investing and you like\nto talk to other people, this is a great way to make more money and bolster\nyour career. Still though, you need to be prepared for all that\u2019s required.\nKnowing what your local real estate commission requires will help you prepare\nand budget for these expenses. <\/p>\n\n\n\n After\nyou take those pre-licensing courses, you\u2019ll have to pass the exam. It takes\n1.5 and 3.5 hours to complete, depending on your state. Exam fees can be as\nlittle as $15 or even up to $60. You should also get an official real estate\ncertification or transcript from the school plus a copy of your exam score so\nyou can include it with your application for your real estate license.<\/p>\n\n\n\n Go\nout and celebrate your success for passing your real estate exam. Then, submit\nthe required items to get your real estate license. You\u2019ll need to include the\nlicense application, your test results, and the fees. It can cost anywhere from\n$50 to $250. The National Association of\nRealtors requires you to join to become a full-fledged real estate agent. You\nwon\u2019t be allowed to access the MLS if you don\u2019t. Fees are required and keeping\nyour membership up to date is important to be in this exclusive network. <\/p>\n\n\n\n Real\nestate licenses require renewing over time. It depends on the state you\u2019re in\nfor when that renewal must occur. Don\u2019t go through all this hard work just to\nlet it lapse! <\/p>\n\n\n\n I\nmentioned my friend Jill earlier.
